Four properties on East and University Avenues owned by the George Eastman House and the Monroe Voiture No. 11 Memorial Home are zoned medium and high density residential, an outdated designation that doesn’t fit with the use of the properties.
The City’s planning staff proposes to rezone the properties to a Planned Development District (PDD), similar to several others such as that at the nearby Rochester Museum & Science Center. A PDD carries its own zoning regulations for setbacks, building bulk, lot coverage, signage, etc.
Before the regulations can be defined, a development plan must be prepared, showing where future construction could occur. Public input is welcome. Approval of the PDD requires hearings of both the City Planning Commission and City Council.
